How's this so expensive, thoughts?

Job description

This is the state of my room after my tenants left. I got a few quotes to sort this room out, and the prices it blown my mind totally. Basically, i need the ceiling skimmed, those few tiles removed, walls minor repairs (cracks and bumbs), painting, laminate floor fitting. I have 2 quotes, £1300 and £1450 all materials included. I know the room is in very bad shape, but I still think these quotes are crazy. Room approx 2 x 3m Any thoughts from home owners who had similar jobs done or other professionals in the trade???
